Just think about it this way; if you were selling your car, you would get it detailed and complete repairs so that you can get the highest price. Your home is no different and you should set a budget that will enable you to take the necessary steps to show your property in its best light.
At the beginning of the process, Danielle will walk the property with you and make suggestions of work that should be done to prepare the house for sale. It could be as minimal as minor painting and staging to updating the kitchen and bath. At that time you should set a budget.
Any work performed will be based upon the available budget. Danielle has an extensive vendor list, or will work with your vendors, and can make arrangements for the work to be completed, so as to alleviate you from the tasks.
Next is preparing the paperwork. This is the time to pull out all the paperwork and invoices from any repairs or inspections you have done in the past. Also, there are many documents that are statutory, some documents that are customary, as well as a few documents that need to be filled out, that is provided to the buyer from the seller. Danielle will work with you and once these documents are reviewed, filled out and signed she will create a disclosure packet and make available to potential buyers.
Beside the statutory disclosures, there are a some reports and inspections that are minimally provided by the seller, as well as some costs associated with these inspections. Danielle will review all these reports and inspections so that you have a full understanding of what needs to be provided.
Finally, if possible, stage your property! This is a big ticket item and should be taken into consideration while determining the budget. It is proven that staging increases the sale price of your home exponentially and is well worth the money spent. Price on staging depends upon the specifics of the home.
